A commercial construction project is usually an undertaking that comprises many different parts. And for it to be executed and completed successfully, a systematic process should be followed.
Typically, there are five major phases to get into for the successful completion of a commercial construction project.
Following each step ensures that you are in compliance with the local building laws and also ensures that your final product is as was intended with high quality workmanship that leads to it becoming a landmark in its area.
Understanding the importance of these five phases can help you effectively deliver a construction project.
Conception and Ideation
This is the very first step in any construction project.
At this stage all you have is an idea of the kind of building you would like to develop.
At this stage, the usefulness and the ability to carry out this project is tested with a feasibility study.
A feasibility study is then carried out to find out if there is need for such a project to be carried out to ensure it does not end up a white elephant. Following the results of the feasibility study the project can then move to the next stage which is planning.
Planning Phase
In this phase the construction is just about to begin. This phase brings together the team that will be reviewing the concept and the idea that has already been created to take advantage of the opportunity identified by the feasibility study in the previous phase. Architects, engineers, construction companies and project managers are identified that will be involved in completion of the project.
Further, this stage allows for the land to be inspected and to be approved as suitable for the project. Additional amenities that may be required to actualise the idea are considered and acquired where necessary at this stage. In this stage, it is important to also get the appropriate financing and insurance and also signing the necessary contracts for the work to be completed in the project.
In addition, it is at the stage that the necessary building permits and licenses should be applied for and permission granted for the commencement of the project.
Execution phase
In this phase, the actualisation of the first two phases is done. The ground is broken and your construction project has just started.
In this phase, the construction project runs according to the plans made and submitted when applying for a building permit. The construction materials and the team selected to take part in the construction of the building assemble at the ground and actualise the plans as previously drawn up.
Performance Evaluation Phase
In this phase the project managers ensure that your commercial construction project is going according to schedule.
There is measurement of progress of the idea and concept discussed in the first phase.
Costs and material usage is also monitored to ensure that the project is progressing within budget. This stage also ensures that all payments are up to date and at an appropriate level.
Completion and Handover Phase
In this phase, construction is actually complete and the contractors working on the final touches of the building. In these phases there are inspections that determine the completion levels of the project before handover.
When they are through with the final touches they then hand over the building to the owner ready for occupation. In this phase the team working on the project has a debriefing session to celebrate the complement and to make an assessment of the project.
At this point, the project is complete and the building ready for occupation.
